Who are we and what do we do?
Landlords Alert is an independent organisation who recognises the need to promote ‘Accredited Landlords & Tenants’ and reduce the risk to investment properties by offering Landlords, Agents, and Social Landlords (our Members) the tools to promote good tenant sustainability thus giving tenants accredited status. We offer prospective tenants the opportunity to look for Landlords directly or search for a flatmate in our flat share section, and a community section to advertise goods, services and to find a recommended tradesman.
Our research shows that what landlords really want are ‘Good Tenants’, 'No Rent Arrears’ and 'No Tenancy Defaults’. We have developed a unique online database to help them achieve this. What tenants' want are good landlords who carry out their obligations to ensure that their properties are safe and secure and fit to live in.
The formation of the database could not have come about if the experience of financial loss, property damage and more had not been felt personally as a result of a rental transaction between landlord and tenant. An all too familiar story! From this basis we were able to understand the needs of our members and our community as a whole, and devise a system which, enables ‘Accredited Tenants’ thus reduce the risk to our investment properties which could otherwise result in spending additional sums of money to put the matter right.
The Problem
The property rental industry has become a tenant's market, giving rise to freedom of choice to pick and choose or, dare I say it, 'pick and abuse' in some cases. When tenants breach their tenancy obligations they very often cause landlords financial loss. With all the reference checks in the world, there is no guarantee that a tenant will not change his or her mind about paying the rent or their bills, or commit a breach of tenancy.
When tenants change address quite often little is known of their whereabouts particularly if they have changed boroughs or moved from a council property to say a private accommodation. Our landlord report keeps track of their movements with photo ID etc;
The Solution
There is much talk about ‘bad tenants’ and ‘tenants from hell!’, but little or no mention about tenants who have carried out their tenancy obligations. We at Landlords Alert have a system which promotes and facilitates ‘Accredited Tenants’ as we believe in the old saying ‘give credit where credits due’. The ‘Accredited Tenant’ can request a landlord report or ‘Tenant Alert’ at the end of their tenancy which can be used as a reference tool to secure future tenancies and facilitate and promote positive outcomes in the rental industry as a whole. We have created a system which will enable ALL landlords to actively keep track on tenant movements and store accurate information on our database against tenants. We have devised a 'One Stop Shop' for members to not only manage their tenant profiles, but also their property - from a single property to a portfolio of properties for rent or for sale.
We offer Landlords, Agents and Social Landlords a means to register all tenants and monitor them by updating the register with accurate information which can be viewed by other members who hold the tenant ID (with the tenant's consent).
The resulting 'Landlord's Reports' on tenants show historical information such as previous address, any breach of tenancy, landlord statements backed up with supporting evidence etc. However it is also important to remember that the records will also show the absence of any of these. Our aim is NOT to create a 'tenant blacklist', but to fairly and accurately reflect tenants' attention to their obligations in order to create a list of ‘Accredited Tenants’.
Members can download comprehensive consensual documents to facilitate this process which will also have photo ID.
Members can also transfer property details to prospective tenants and view responses; when a prospective tenant registers their requirements are automatically compared to properties in member's portfolios and if there is a match then the member is notified (with the exception of Social Landlord members).
Members can now have control over who they rent their property to; in addition to our Credit Referencing Agency they can benefit from accurate and reliable information from other landlords or agents.
The information stored on our database is supported by evidence such as court orders or local authority order, to ensure that statements made against tenants are accurate.
